Frequently asked questions

Which organisations/quality schemes are you members of?

As a firm of solicitors, we are regulated by the Solicitors Regulation Authority (SRA). This is a national (England & Wales) regulatory body which protects clients by ensuring solicitors are appropriately qualified, insured and act with integrity and in accordance with the Authority’s principles. We are also members of the Law Society’s Conveyancing Quality Scheme (CQS), which provides a recognised quality standard for residential conveyancing practices.

Will my matter be dealt with by a team or an individual? How will I communicate with them?

Your matter will be dealt with by an individual experienced conveyancer. You will have their direct dial telephone number and email address.

We are currently on all of the major lenders’ panels including Barclays, Coventry Building Society, HSBC Bank, Lloyds Banking Group, Nationwide, Royal Bank of Scotland, Santander and Virgin Money.

How long will it take?

We anticipate that your transaction should take between 6 and 12 weeks from issue/receipt of draft contract papers to completion (moving day). This is only an estimate as there will be aspects of the matter over which we will have little or no control and could substantially affect the timescale given. Remortgages / mortgages often take less time.

How much will you charge?

You can get a quote for most transactions using the button below:

Alternatively, please do get in touch and we will be happy to explain our fees. We will need some information to estimate costs, including the address of the property to be bought/sold, the purchase/sale price, whether it is a freehold or leasehold property and whether it is a new build or established property.

Do you charge extra for acting for my lender?

No. Our fees include the work that we do for your lender.

Do you charge extra for filling in the Stamp Duty Land Tax form?

No. Our fees include filling in the Stamp Duty Land Tax form.
